town house detailer

    My wife and I are in the middle of buying a townhouse and just wanted to see how many people detail out theretown house? the town house has a attached 2 car garage and full length drive way so its perfect for me I am just worried about the noise of the prssure washer and my polishers . according to the cc&r there is nothing saying you cant wash cars

    I wouldn't worry too much about it, just try to do most of your stuff during the day or reasonable night hours. Your neighbors may even want you do do their cars if they see you out detailing enough ;)

    I do it. My garage opens up to a court yard where 12 garages open up. I just detail my car though. But a detailer lives in my neighborhood and I think he does it there.

    sweet! I was telling my wife that they could either complain or take advantage of having a detailer right outside there door lol

    Are you professionally detailing? If so you had better review the your CC&Rs and City's laws regarding businesses. Also, review your CC&Rs and you'll likely find something regarding "quiet enjoyment". Let's say you start detailing your vehicles early on Saturday mornings and your immediate neighbor(s) considers sleeping-in on Saturday morning part of his right to quiet enjoyment and reports you to the board. After several complaints, the board will likely deem your activity as a nuisance—which is prohibited.


    Clearly understand your CC&Rs as you are legally bound to them. The association can enforce them closely or not, but that is dependent on your board and your community. Frequently, prospective owners never fully understand the ramifications of CC&Rs which lead to issues in the future.

    And if you are planning on Detailing there for profit, (and there is little of this sometimes :) ), you will want to think about getting a Liability policy, and a Business License. At that point, you will find out from the City or County, depending on where you live, if you can even have a Business there.

    I had my own detail shop a few years ago but closed up shop to get a for sure pay check lol. im currently doing my old loyal clients cars and friends and framily cars. i usally have a cars every other weekend and am not looking to become a detail shop owner again just want to continue with my detailing hobby

    This is pretty much what I do. One or two cars on the weekend. I keep it discreet and do most of the work inside with the garage shut. No problems here.

    cool! yea i do all my detailing in the garage as well. im thinking of just putting the pressure washer away and just using the gilmour foam gun and a house for the wash process to keep the noise down

    If you want to get an idea of how the community is governed there was new a change to the Davis Stirling Act that allows you to obtain the minutes for the past twelve months:

    Civil Code Section 1368: Section 1368 describes the information and documentation that must be provided to a prospective buyer when a unit is sold. Under the new law, if requested by a prospective buyer, the association shall provide to a buyer at the seller’s direction “a copy of the minutes of the meetings, excluding meetings held in executive session, of the association’s board of directors, conducted over the previous 12 months.” The association is required to provide information to the buyer on a special form that is reflected in Section 1368.2 of the Civil Code, including among other things “a written or electronic estimate of the fees that will be assessed for providing the requested documents.” The documents required under Section 1368 may be provided electronically or posted on an association website (if agreed by the owner). The association may collect a reasonable fee “based upon the association’s actual cost for the procurement, preparation, reproduction and delivery of the documents.” No other fee is permissible.


    This might be money will spent (they can tell you the associated costs up front before you get the information) as you will be able to read what they deal with. Noise issues are on among the top of list of complaints and this will show up in the minutes.

    Yea I found the pressure washer to be a bit too noisy, especially when I start early in the morning. Typically what I do is clean all the real dirty areas like the wheels, tires, and wells outside then bring it inside to do a rinseless wash.
